Rubbish clearance is not included unless stated otherwise in quote and agreed however it can be arranged at an additional cost.

We use a licensed waste removal company who charge per the amount taken hence our estimated prices may vary either way.

 

Tiling prices are based on average size tiles of 400x400mm or larger. Should customers supply tiles smaller or different to that quoted the outlined prices below will be applied on invoice.

Should we not be made aware tiles supplied will be porcelain at the time of quotation we will charge additionally for diamond cut drill bits as used.

• Clay back (Ceramic) tiling will be charged @ £40pm2

• Porcelain tiling will be charged @ £45pm2

• Metro tiling will be charged @ £50pm2

• Herringbone tiling will be charged @ £65pm2

• Natural Stone & Marble can be priced on request.

• Should tiling amount to less than 10m2 a minimum of 10m2 will be invoiced at the applicable amount as stated above.

• Niche tile recesses will be charged additionally at £60 per recess.

• Wet room tiling will be charged at £50 per m2.

 

Metal tile trim will charged additionally @ £20 per 2.4m length used. Alterations to tiling or the request of tiled recesses will be charged additionally unless otherwise stated in quotation. Any asbestos is to be removed by customer at customers cost unless stated otherwise in our quotation.

 

Quoted service prices are based on the information provided by customer, if found to be different appliances when attending additional charges may be applied.

 

Bathroom accessories such as towel holders, toilet roll holders, cabinets, carpet to tile grippers and mirrors can be fitted after at an additional cost. If not already stated in quote. 

 

No responsibility will be accepted when fitting wooden bath panels that may become deformed over time due to water exposure.

 

Bath panel installation is quoted based on the supply of plastic or wooden panels unless otherwise stated, should the customer request a tiled bath panel Fsw reserves the right to charge additionally unless otherwise stated in quotation.

 

Bath panels that require a wooden frame constructing for installation purposes will be charged at an appropriate amount unless otherwise stated in quotation.

 

Should major soil stack alterations be required due to poor existing condition or configuration we reserve the right to charge additionally at our discretion.

 

No responsibility will be accepted for any existing soil stack blockage either above or below ground.

 

We reserve the right to charge an additional amount at our discretion should a blockage become identified.

 

Should we be unable to clear any blockage ourselves we reserve the right to use a drainage specialist of which the cost is fully payable by client.

 

Painting and decorating is not included unless otherwise stated in quote. 

 

We accept no responsibility for rotted or water damaged flooring existing beneath tiles, vinyl or laminate.

If upon discovering unsuitable existing flooring we reserve the right to install new at an appropriate additional cost.

 

When removing floor tiles that have not been previously laid correctly on plywood Fsw accepts no responsibility for any damage caused to ceilings below or surrounding. If an unsuitable adhesive is found to have been applied to existing tiles causing difficulty to remove Fsw reserves the right to charge additionally at our discretion.

 

Bathroom walls that are found to be not structurally sound after having removed existing tiles will be rectified at an additional cost to customer.

 

If existing walls are found to be lam & plaster construction & require re-bonding or over boarding we reserve the right to charge additionally unless previously stated in quotation. 

 

Where pipes are required to be chased into existing walls or shower valves recessed Fsw accepts no responsibility for damage caused to surrounding walls unless otherwise stated in quotation.

Fsw will rectify any damage caused to surrounding walls at an addition cost to customer.

 

If bathroom walls are found to be not deep enough to accommodate any chased pipes or concealed shower valves Fsw Ltd will stud off walls to suit at an additional cost to customer unless already stated in quotation.

 

If walls are not perfectly straight we will skim walls to keep in character with the house, unless stated otherwise by customer at an additional cost to straighten walls.

 

Fsw accepts no responsibility for any pre-existing damp in walls, Should damp be identified during the course of our works we reserve the right to rectify at an additional cost to & prior to quoted works continuing.

 

Should a client supplied product have no tolerance & require a perfectly straight wall & or right angle Fsw Ltd reserves the right to make the necessary alterations & charge appropriately unless otherwise stated in quotation.

 

If a frameless enclosure is to be supplied we must be made aware of this at the quotation stage. 

 

Frameless enclosures require perfect right angles & perfectly straight walls, if after quotation a frameless enclosure is supplied we reserve the right to carry out the necessary work prior to installation and charge additionally at our discretion.

 

We do not install plastic shower trays.

 

We do not drill tap holes in steel baths.

 

Fsw accepts no responsibility for blockages that occur in gravity fed systems when draining to alter or replace heating pipe work, radiators or towel rails.

Should a blockage or airlock occur we reserve the right to charge additionally to rectify.

 

When client supplies sanitary ware it is the client’s responsibility to make Fsw aware of the specific measurements & tolerances prior to installation.

 

Sanitary ware that’s supplied as flat pack & requires our time to construct will be subject to additional charges unless otherwise stated in our quotation.

 

Fsw accepts no responsibility for uneven floors when fitting plinths to fitted furniture.

 

Bath & basin wastes are not covered as part of our materials quotation.

 

W/C BTW pan fixings are not included in our materials quotation.

 

Fsw accepts no responsibility for visible holes or other defects left in tiles after replacing an electric shower unless tile removal & replacement is stated in our quotation.

 

Electric shower installations are based on the correctly sized electrical cable for the shower rating (KW) being available at point of installation. The cable must be RCD protected. 

 

Boiler changes are based on a two pipe system. If finding it's a one pipe system when we start the job we will charge an additional price to upgrade system to a two pipe system.

 

Flue-less appliances will incur an additional charge unless otherwise stated in quotation.

 

Radiator replacements are based on a working drain off point being available & working.

Should a drain off not be available or blocked Fsw reserves the right to charge an additional appropriate amount to rectify.

 

All pipe work is to be concealed where is practically possible, pipe trunking for exposed pipes is an additional cost unless otherwise stated in quotation. Pipe work chased in to walls will incur an additional cost at our discretion unless otherwise stated in quotation.

 

When upgrading a Y-Plan system to combi it is regulations that any existing radiator are fitted with TRV’s, any radiators found not to have TRV’s will be charged at an additional £30 per radiator unless already stated in quotation.

We are not responsible for old fittings that drip or leak when converting a low pressure Y-Plan system to a pressurised combi or unvented system.

 

If gas main is found to be in any part lead pipe work an additional cost to replace will apply unless already known to exist & stated in quotation.

 

If after a boiler replacement there is found to be a loss of pressure due to existing pipe work weeping or leaking either concealed or underfloor we accept no responsibility for this.

 

Underfloor heating quotations are based on already exposed floors unless otherwise stated in quotation.

No provision for insulating between joists is made unless otherwise stated in quotation. (Excludes electric underfloor)

 

If a new gas installation that requires a utility supplier & provider to carry out installation prior to our works Fsw will expect the works to be completed within the given time parameters. If this is not the case & without receiving adequate notice we reserve the right to invoice at our discretion for any loss of earnings.

 

Payment is due immediately on receipt of our invoice when quoted works are completed.

On larger jobs we may ask for a deposit towards labour and materials before starting, this also covers any last minute cancellations

We do not accept cheques unless previously agreed.

 

Our labour warranty does not cover the replacement of perishables such as waste seals & silicone that may be come worn or discoloured over time & been subject to corrosive cleaners.
